A budget you can build on
Building costs move with the size of your house, the place you build and the finishes you choose. Your estimate brings all three together, priced from the latest official data, so every conversation with builders, lenders and your family starts from a clear number.
How the estimate works
We did the research for you. In the United States, the calculator starts from the contract price per square foot of new single family houses built by contractors in 2025, without the land, published by the US Census Bureau for four regions. Your state uses its region from the official Census map of regions. The breakdown follows the eight stages of construction measured by the National Association of Home Builders in its 2024 survey, with the deck and the fireplace on their own lines.
| Region | Simple | Standard | Better |
|---|---|---|---|
| United States | $125 | $172 | $198 |
| Northeast | $117 | $179 | $246 |
| Midwest | $134 | $194 | $202 |
| South | $109 | $157 | $180 |
| West | $140 | $177 | $214 |
Standard is the median and Better the average published by the Census Bureau. Simple is derived from the Census distribution of prices: about a quarter of houses were built below it.
In Germany the calculator uses about €2,694 per m² of living space, derived from 2025 building permits for one family houses, VAT included (Destatis). In France it uses the 2024 average of €1,914 per m² for new individual houses (SDES). Everywhere else, your local price gives the most reliable result.

Questions
How much does it cost to build an A frame in the USA?
New houses built by contractors cost a median of $171.57 per square foot in 2025, land not included (US Census Bureau). At that rate a 797 sq ft A frame comes to about $136,700, with a typical range from $99,600 to $158,100.
What is free and what does the full estimate add?
Your budget range is free. The full estimate, $7.99 once, adds the number for your finish level, the breakdown into ten construction stages that you can set to your own quotes, the builder and do it yourself comparison, the price per square foot and per square metre, and a copy by email.
Why do you ask for my email address?
To save your project and send you your estimate. News about new plans and guides comes only if you tick the box for it, and you can unsubscribe from the news anytime.
How do the three finish levels work?
Simple uses the price per square foot below which the cheapest quarter of new US houses were built in 2025, derived from the Census distribution. Standard uses the median. Better uses the average, which higher end houses pull up.
Does managing the build myself lower the cost?
Usually yes. A builder's price includes overhead and profit, which NAHB measures at 5.7% and 11.0% of an average sales price, next to 64.4% for construction. Without them, the build comes to about 79% of the builder price, and your own work lowers it further.
Is this a quote?
It is an estimate from official averages, made to plan your budget. Your final price comes from local builders quoting on real drawings, and your local engineer reviews the structure and designs the foundation for your site.
